NOMA answers the all important questions: “How soon?” and “How much?”. We work with a large body of specialized contractors and tradespersons to get pricing for each aspect of your build. Wether it’s ground up, a full remodel, or just cosmetic repair of the common areas, we can take the project to idea to Certificate of Occupancy.

DESIGN
The best projects start with great design. Measuring right with the aid of great architects is a skill and and an art. We will work with an architect/designer that meshes well with the type of project you are envisioning.

PRE-VALUE ENGINEER
After we get a design, it is time to go to our subcontractors and work with them on how to make sure the design is cost effective. This usually entails redesigns and looking at new ways to designing the project or new materials to use. We can help you make sure you are understanding the cost benefits of each decision and how it will impact the proforma.

Once we have our costs, we input those into the proforma.

FROM DEMO TO Certificate of Occupancy
Getting through permitting and making sure the right material and trades are showing up at the right time in part and parcel of a good contractor—being on the phone and confirming dates, times, delivery schedules and inspectors showing up is SO MUCH of what we have to do, and we are good at it.
During construction, we are constantly looking at real costs against budgeted costs, and how long things are taking to get completed and adjusting our gantt schedule accordingly.
Once we have a final certificate of occupancy, it’s all about the punch list. Following up and finishing the job to 100% competition is what differentiates a good contractor from the great one.
That last 5% of to do’s are sometimes the hardest, but what makes a job feel complete. And even after COO, we are there to handle warranty and long term use issues.
